While real estate securities markets have been established in some countries for a number of years, the relatively new global dimension of this asset class compounds market inefficiencies and creates opportunities for active management. Global factors and local market conditions drive performance and contribute to diversification benefits and we believe that the best way to execute a global securities strategy is through a two-part process incorporating top-down regional allocation and bottom-up stock selection.
